Here is the house looking at the entrance ways from the drive.

On the left is where we park the boat, however if you don't have a boat you can park a vehcile here. The right of the red garage door is a double glass door entry to the main house foyer. The door to the right of that is the door to the flat.

This picture show the flat and the carport that goes with it. As a B&B the carport is the parking area for guests. There is room for two cars in the carport area. It's also possible to park a car in fron tof the flat.

This is the main house dining / lounge. A nice big family room. The door to the left leads to the main bedroom, toilet, bathroom and a passage that leads to the flat.

This is the 3rd room upstairs in the main house and it's a double room. It has a huge wardrobe / storage across the hall that also houses the hot water cylinder which makes this a nice warm area for clothes etc. The views from this room are excellent as well.
This is the upstairs corridor to the 3 bedrooms. At the end of the corridor is a bathroom, with toilet, hand basin and shower. In the foreground is the internal balcony that looks out into the entrance foyer.

This is the main house mezzanine lounge with decks at each end, the west deck has a rural view and the east deck looks out over Kawau Bay and Kawau Island. It has roll down clears and makes for a great sun room.

 

This is the back yard with the brick barbeque. Lovely and private and fully fenced. There is a gate in the hedge that leads to an ally that in turns leads to the beach. There is a potters shed and a garden shed.

This is the flat's kitchen area. We fitted an brand new stove when we came. It also has an extractor fan above the stove.
This is the main flat bedroom. This is a very big north facing cosy room. The woodburner's flew goes through this room which makes it lovely and warm in the winter. It has a large cupboard and its own deck.
This is the smaller room upstairs in the flat and can house two single beds. It has its own big cupboard space just off the adjacent landing.

Hi there Linda and I are moving to a new home in Spinnacker Bay between Maraetai and Beachlands and so our home here in Snells Beach is now up for sale. We have lived here for 8 years. Holding Camp Hohepa kids camps on Kawau Island was the main reason for our coming up in 2002.

It has the potential for a home and income in that it has a separate self contained 2 bedroom flat attached. We've used this as a Charter B&B for the past 8 years and it has worked well for us. The flat could be rented, but better still it lends itself well to a B&B with it being on the main road into Snells Beach. The house itself is down a driveway so it's nice and quiet. The fishing in the area is fantastic. There are primary schools, a great little shopping centre within 5 minutes walk and a BP station 100 meters away down the road. The secondary school is in Warkworth. It's just 40 minutes from the Harbour Bridge.

There is a deck off the main big bedroom. Downstairs has a kitchen, dining/lounge with its own Kent wood burner, bathroom and laundry and it has its own hotwater cylinder. A carport is adjacent to the flat.

Both places have their own separate power meters. The GV is $610,000. We are asking $580,000.
